Both companies and homeowner associations are required by the Government to comply with a series of legal certifications. These procedures are carried out through Authorized Control Bodies (OCAs).
What are OCAs?
Authorized Control Bodies are entities that verify compliance with the safety conditions and requirements established in regulations for products and installations.
- They must have accreditation from ENAC (National Accreditation Entity)
- They comply with the integrity and impartiality required by the State
- They have the personnel and technical resources necessary for certification
Public assembly premises
Public assembly premises are considered those establishments where people outside the company attend: hospitals, restaurants, city halls, hotels, garages, nightclubs, cinemas, etc.
These premises have stricter and more frequent certification requirements than other types of facilities.
Most important certifications
1. Low Voltage
Low voltage electrotechnical regulation (RD 842/2002)
- Initial: mandatory with 5-year validity
- Periodic: every 5 years
2. Fire Protection
RIPCI (RD 513/2017) and RD 2267/2004
- OCA inspection every 2, 3 or 5 years depending on risk
- Annual in-depth inspection + 3 control visits
3. Elevators and Lifts
RD 88/2013
- Every 2 years in industrial buildings
- Every 4 years in buildings with +20 dwellings
- Every 6 years in other buildings
4. HVAC (RITE)
RD 1027/2007
- Annual maintenance by maintainer
- Power ≥5kW requires maintenance company
- Inspection required from 15 years of age
Industrial facilities and homeowner associations
Industrial facilities and homeowner associations are also subject to the Low voltage electrotechnical regulation (RD 842/2002):
- Every 5 years: Public assembly premises and industrial facilities with installed power greater than 100 kW.
- Every 10 years: Common installations in residential buildings with installed power greater than 100 kW.
